Q: Why won't the Garage Door Remotes work?
A: Please check you have not enabled the Vacation Mode, which will disable the opener remotes. Slide the Vacation Mode switch to the "unlocked" position and try the remotes again.
A: Check the batteries in remote if they still don't work.
Q: How should I winterize the property?
A: Winterizing the exterior (See example videos for details)
Turn the Irrigation main valve along the right side of the driveway off (90 degrees).
Set Sprinkler Controller to "Off" position, and Winterize Sprinklers (See example videos)
Turn the drain screws as seen in the video 90 degrees to allow water to escape and leave open. (Backflow valves should remain in the open / on position. Otherwise, water may be trapped and can break the pipes, tenants will be responsible for any damage and repair bills.)
After draining the backflow, following the directions in the second video to install the thermal insulating cover, located near the hot water heater in the garage.
Then use the wire twist ties attached to the cover to secure it from blowing off in the wind.
Next, disconnect exterior hoses and wrap water spigots with insulation or cover with Styrofoam winterizing covers. (Also located in or near the thermal Backflow cover at he hot water heater)
Q. Restoring Irrigation system after Winterization?
A: After the warnings and weather systems have passed, and weather warmer weather is expected (consistently above 40 degrees F) you can enable the irrigation system again.
Follow the previous steps above in reverse, as below for example. (See example videos and reverse order)
Loosen the wire twist ties attached on the backflow insulation cover and remove it from the Backflow. Then store the thermal insulating cover next to the hot water heater in the garage.
Close the Backflow drain screws 90 degrees (opposite of the video) to prevent water from spraying from the valve once the irrigation water main is turned back on. (Backflow valves should remain in the open / on position to allow water to flow to sprinklers.)
Set Sprinkler Controller to "Run" position.
Next turn the Irrigation main valve along the right side of the driveway on (90 degrees). (If you closed the screws correctly no water should spray from the Backflow screws.)
Optional, you can manually activate the sprinkler system to test it.
Remove the water spigot insulation or Styrofoam winterizing covers and re-attached any hoses. (Also place back in the thermal cover next to the hot water heater or someplace safe for next year)

Q: Winterzing the Plants / Landscape?
A: Should an extreme cold weather system be expected with below freezing temperatures. (30 degrees or lower)
Use large plastic outdoor sheets or tarp available at any hardware store to cover the plants in the flowerbed.
We recommend also using s few brick or other heavy objects, possibly also from the local hardware store to secure the sheeting from winds.
After the severe weather has passed uncover plants and store sheeting and other materials as needed.
Q: The house cold and doesn't feel like the heat is working even though it's on?
A: During very cold weather the HVAC the outside heat pump will lose efficiency. If the external temperature is below 25 degrees, change the heating mode to "EM Heat" to utilize the backup heating coil in the attic. Please note this will consumer more electricty then the Heat Pump. Return this to a normal "heat" mode once weather is above this temperature to protect HVAC from damage and also your energy bill.
Q: Why did the motion sensor switches in the closet or garage stop working?
A: The sensor may have lost power due to power outage in the area, or at the break panel. Which then defaults to manual "off," as a safety feature. Turn it back on using the manual switch section.
